If you are looking to buy or rent a property, it’s a good idea to look for signs of water damage. Getting in to a contract is easy, compared to getting out of it if you need to due to signs of water damage after you’ve signed on the dotted line.

Here’s some pointers as to some signs of water damage to look for:

Outside of the property

  • Look around the exterior window and door frames, is there any separation? A separation generally dictates the possibly of a leakage or moisture entering the property
  • Look for missing or cracked roof tiles. This will indicate if water is able to enter the property through its roof
  • Look for in tact guttering to ensure that water can move away from the property freely

Inside of the property 

  • Look for water rings on the ceiling or walls. These point to leakages from pipework
  • Look for any signs of leak, even small water marks tell a story
  • Look for soft or sagging spots within the flooring, especially near water appliances such as sinks, baths, dish washers and washing machines. This could just indicate faulty appliances, but is worth investigating
  • Look for cracked and warped flooring, this can show prior water damage that has caused previous damage
  • Look for new repairs to ceilings, walls and floors. This may give an idea if there has been repaired water damage
  • Don’t forget to check the loft, basement and garage – all can give significant glues to water damage
